Frequently Asked Questions

Do you work with projects still in early development?

Yes. Most of our best work starts before thebrief is fully formed. If you have a site, a concept or an ownership vision but no clear brand direction yet, that is exactly the right stage to reach out. Early involvement gives us the most useful influence over positioning and long-term value.

Do you need to be based in London, Dubai or Singapore to work with us?

No. Our clients are based across four continents and most projects involve ownership teams, operators and advisors in multiple countries. We structure every engagement to work across time zones without losing the quality of the thinking or the senior involvement.

What does the first conversation involve?

A straightforward exchange. We will ask aboutthe property, the development stage, the ownership structure and what the brand needs to achieve commercially. You do not need a written brief or a fixed budget at that point. The first conversation is about understanding whether there is a good fit before either side commits to anything.

How quickly do you respond to enquiries?

Within one business day. Enquiries from the UK, Europe, the Middle East, Africa and the Americas are handled directly by James and Nina. Enquiries from Asia Pacific are handled by David Fleet, who leads our Singapore address. You will not receive an automated response or be passed to an account team.

Do you have a minimum project size?

We do not publish a minimum fee. What we lookfor is a brief with genuine commercial complexity — a property where positioning, operator alignment or long-term asset value is at stake. If the brief is straightforward or the budget is significantly below our typical range, we will tell you honestly rather than waste your time.

Can you work within an existing operator brand framework?

Yes. A significant part of our work involves developing property-level brand positioning and identity within operator standards — Four Seasons, Marriott, Mandarin Oriental, Nikki Beach and others. We understand operator approval processes and build brand programmes that meet submission requirements without losing what is specific to the property.

Do you work on residential projects without a hotel component?

Yes, where the development has genuine hospitality characteristics — lifestyle positioning, amenity programming, operator management or a branded residences structure. Standalone residential without a hospitality dimension is outside our core practice.
